You usually don’t need building regulations approval for a conservatory if it is:

  • Built at ground level
  • Less than 30 square metres in floor area
  • Separated from the main house by external walls, doors, or windows
  • Has an independent heating system
  • Made with safety glazing that meets building standards

However, if you remove the doors or walls between the conservatory and your home, or plan to connect it to your central heating, building regulations may apply.

Always check with your local authority to be sure.

You usually don’t need planning permission for a conservatory if it falls under permitted development rights. To qualify, it must be:

  • Built at the rear of the property
  • No taller than 4 metres
  • Not extending more than 3 metres (semi/terraced) or 4 metres (detached)
  • Covering no more than 50% of your garden

Planning permission is required if these limits are exceeded or if your home is in a conservation area or is a listed building. Always check with your local council to be sure.

Yes, foundations are usually required for a conservatory to ensure it is stable, safe, and long-lasting. Most conservatories need a foundation depth of  at least 600mm, but this can vary depending on soil type, size, and weight of the structure.

Poor or shallow foundations can lead to subsidence, structural movement, or cracks over time. Always consult a professional installer or builder to assess the correct foundation depth for your property.
